Assam Place, a former brewery come whisky warehouse on Commercial Road in East London, is a high-specification mixed use development comprising of 346 units of luxury student accommodation with generous amenity space and over 37,816 square feet of premium commercial and retail space. The new development is made up of two buildings: Fabbrica, the rejuvenated 1848 Victorian Brewery and LIVE1, the new purpose built 19 storey residential tower.
The main contractor and developer, Mace, played a key part in the restoration and transformation of Assam Place which was a joint venture between Mace and Alternative Developments. As a co-investment Mace and Alternative Developments worked together to secure the site and obtain planning permission for not only the rejuvenation of the Grade II listed building but for the whole development.
HKR Architects completed the design of Assam Place with the principal objective of blending an historic landmark building with a new 19 storey zinc clad tower in the centre of the London’s most exciting cultural district. Located close to Aldgate East Tube, Brick Lane and Shoreditch, Commercial Road is in a superb location which is popular with London’s students, new businesses and creative industries because the worlds of finance, technology, media, art and fashion meet to form a vibrant and creative hub.
Assam Place has been heralded as London’s finest student accommodation. All rooms have been well-designed with high specification facilities set in the most stylish and fashionable of rooms. The latest I.T and communication services are offered in all rooms with the fastest 50Mb wireless broadband throughout the development. The facilities at Assam Place are second to none – there are two gyms, large community study areas, additional storage areas, a cafe garden and extensive sky lounges with panoramic views over the London skyline. The development benefits from an abundance of natural light and good natural ventilation due to its large windows and spacious corridors. The project has achieved a BREEAM 'Excellent' rating.

Selected for its aesthetic statement, Elite provided Mace with the ST41 access control system for hotel style locking with a minimalistic, designer flair. Elite identified the ST41 as the best solution for Assam place because the high security electronic locksets are battery operated meaning all electronics are concealed within the lockset, making it much more aesthetically pleasing than other surface mounted alternatives. Working with a client specified lever to match the doors throughout, ST41 complements security and accessibility to over 350 bedrooms and studios. Entrances, common areas and corridors are all fitted with online wall readers providing a virtual network using Mifare technology capable of offering many of the features of a networked access control system without a hard-wired network. Due to the virtual network provided by Mifare technology the system allows for instant administration changes to access rights for over eighty doors throughout.
